Why we built this
Most mortgage calculators on the internet are lead-generation tools. They look helpful, but behind the scenes they're collecting your data, showing you ads for mortgage brokers, and trying to sell you loan quotes.
We built LoanPayCal to be the opposite: a clean, accurate, privacy-first mortgage calculator that gives you the full picture — including property tax, home insurance, PMI, and HOA fees — without ads and without trying to sell you anything.
What makes us different
- Privacy-first. All calculations run in your browser. Your data never leaves your device, and we never sell or share personal information.
- Complete PITI calculation. Most calculators only show principal & interest. We include property tax, insurance, PMI, and HOA — the way lenders actually calculate your monthly payment.
- Amortization schedule. See exactly how each payment splits between principal and interest, yearly or monthly.
- Extra payment calculator. Find out how much interest you can save by paying a little extra each month.

Our methodology
All calculations use standard US mortgage formulas:
- Monthly PI: Calculated using the standard amortization formula: M = P × [r(1+r)^n] / [(1+r)^n − 1]
- PMI rates: Estimated using industry-standard ranges: 0.25%–1.00% of loan amount annually, based on down payment percentage.
- Property tax: Based on the selected state's average effective tax rate. You can also enter a custom rate.
- DTI limits: Affordability calculations use the 28/36 rule (housing costs ≤ 28% of gross income; total debt ≤ 36%).

Freddie Mac (Federal Home Loan Mortgage Corporation): Freddie Mac conducts the Primary Mortgage Market Survey (PMMS), the longest-running weekly survey of US mortgage rates. We encourage users to check Freddie Mac's published rates to compare against the rates they enter into our calculator. Freddie Mac data is widely used by journalists, researchers, and federal policymakers to track housing market conditions.
CFPB (Consumer Financial Protection Bureau): The CFPB is an independent US government agency that enforces federal consumer financial laws and provides educational resources on mortgage lending. Their guides on Loan Estimates, Closing Disclosures, and the "Know Before You Owe" initiative are essential reading for any homebuyer. Our affordability calculator incorporates the CFPB's recommended DTI thresholds and disclosure practices.
HUD (U.S. Department of Housing and Urban Development): HUD sets the rules for FHA loans, establishes housing policy, and publishes county-level data on fair market rents, median home prices, and HUD-approved housing counseling agencies. We reference HUD guidelines for FHA loan parameters and down payment assistance programs that may apply to your financial situation.
